What affects the price?
These figures are a starting point. The final quote can go up or down depending on a few things that are worth knowing about before you call.
Property size. The figures above are based on a standard layout , one lounge, one bathroom, one kitchen. Every additional room or bathroom adds to the scope of the job, and the price will reflect that. It is not complicated, but it does mean a quote for a large four-bedroom house with three bathrooms will sit at a different point than the starting figure suggests.
Condition on the day. We take pricing seriously and we like to be upfront: condition matters. A property that has been well-maintained throughout a tenancy is a very different job from one that has seen heavy use over several years. In cases where a property needs significantly more work than a standard clean, we will let you know at the outset so there are no surprises.
Oven cleaning. This is included in every end of tenancy clean we carry out. It is also the item that takes the most time on almost every job. A heavily used oven can add a significant amount of work, and it is consistently the most common reason for checkout deductions. We do not cut corners on it.
Parking and access. In some parts of London, particularly congestion charge zones , there may be an additional charge to cover parking or zone access. We will flag this in advance if it applies to your area.
Carpet cleaning. This is a separate add-on service and is not included in the figures above. If your carpets need professional cleaning, which letting agents will often flag if the property has been occupied for 12 months or more. We will quote this separately and can carry it out on the same visit.
