Carpet cleaning is one of those services where pricing can vary quite a bit depending on who you call. Some companies charge very little and it shows in the results. Others quote more than the job warrants. This guide sets out what professional carpet cleaning actually costs at XS Clean Services, and what affects the final figure.

The short version: our carpet cleaning starts from £40 per room, with a minimum call-out of £90. Scotchgard protection is included as standard after every clean, most companies charge extra for this, we include it because we think it should be part of the service.

What method do we use, and does it matter?

We use hot water extraction, often called steam cleaning. As our primary method. It is widely regarded as the most effective approach for residential carpets and is what most carpet manufacturers recommend for deep cleaning. The process pushes hot water and cleaning solution into the pile under pressure, then extracts it along with loosened dirt, allergens and debris.

For delicate fibres or situations where minimal moisture is needed, we also offer dry compound cleaning. If you are unsure which is right for your carpet, tell us what you have when you call and we will advise you.

What affects the final price?

Room size. Our pricing uses standard room dimensions as a starting point, a bedroom up to 10 by 8 feet, a living room up to 12 by 10 feet. Larger rooms are priced accordingly. If you have an unusually large space, mention it when you call and we will give you an accurate figure.

Condition. A carpet that has had regular light use is a different job from one with years of heavy traffic, pet staining or embedded grit. We will never tell you a carpet is beyond help before we have seen it, most respond very well to professional cleaning, but condition does influence the time required and therefore the cost.

Stain treatment. Most stains , coffee, wine, mud, pet marks , respond well to our standard process. Older stains or those that have been treated with the wrong household products beforehand can be more involved. We include general stain treatment in our standard clean. Particularly stubborn stains may need a targeted pre-treatment, which we will mention before we start.

Access. Ground floor properties are straightforward. Upper-floor flats without lifts involve carrying equipment up stairs, which takes additional time. It is not a large factor, but worth mentioning if your property is on a high floor.

Is professional cleaning worth the cost?

For rental properties, the answer is almost always yes. Letting agents check carpets during checkout, and landlords are entitled to make a deduction if carpets were clean at the start of a tenancy and are not at the end. Professional cleaning with documentation showing the work was carried out removes any dispute about this.

For your own home, the case is more personal. A domestic vacuum removes surface debris but does not reach what is trapped deeper in the pile , grit, allergens, dust mites, pet dander. Over time, this builds up and the carpet looks permanently dull regardless of how often it is vacuumed. A professional clean every 12 months makes a visible difference and extends the life of the carpet.
